Kittitas County Real Estate Market Update– March 2021

It has been great to get out and about in Kittitas County this spring! The birds are singing, the arrowroots are in bloom, and our horses are LOVING being on the trails.

Our real estate market is already red-hot and it is still April! Although the market has been warmer than usual for the last several years, in March when the pandemic hit, it went crazy with many homes selling in record days on market and for record prices.

Inventory and Pendings

Below we compare the number of active listings (supply) and pendings (demand) for several of the key Kittitas County neighborhoods including Cle Elum, Roslyn, and Suncadia. Our table includes single family residences comparing March 2020 and 2021.

Median Sales Prices

Comparing March 2020 with 2021, Upper Kittitas County’s median sales price for residential grew from $485,000 last March to $815,000 last month (represents a 68% gain with 27 solds).

The specific area median sales prices are listed below. With the low number of sales per month in our area on average, the median sales price can vary quite a bit.

List Price to Sales Price

When the list price to sales price is over 100%, this is usually an indicator of multiple offers. 22 of our 27 sold listings last month sold at or above list price.

The bottom line? Upper Kittitas County is in high demand, so if you have thought about selling, now may be an opportune time. Buyers are looking for everything from small fishing camps along the river to buildable property, luxurious vacation homes, and even places to call “home”.
