Median Sales Prices

Comparing April 2020 with 2021, Upper Kittitas County’s median sales price for residential grew from $412,500 last April to $763,750 last month (represents an 85.2% gain with 38 solds – WOW!).

The specific area median sales prices are listed below. With the low number of sales per month in our area on average, the median sales price can vary quite a bit.

List Price to Sales Price

When the list price to sales price is over 100%, this is usually an indicator of multiple offers. 32 of our 38 sold listings last month sold at or above list price – an average of $29,884 in fact!
